If you are anguishing over the possibility of foreclosure on your home, there is an option that can help save your home and dignity. With all the options that loan modification offers, if you qualify, you could be on your way to saving your home. Home loan modifications are established for homeowners just like you who have lost your job, had a decrease in your income or are suffering from a hardship that may be keeping you from work. These modifications will help give you alternatives to the foreclosure process.
Will the Loan Modification Process Work for Me?
Yes, if you qualify you will be on the road to saving your home from foreclosure. California loan modifications have helped many people by using special techniques, lower their payments and get caught-up with payments that are in the arrears. The loan modification process is offered in many different standards and the lenders are more eager to use this process in order to gain the money they loaned in the process.
What type of Loan Modification is Best for Me?
The federal loan modification that was just established in January 2009 is offered to every mortgage. This was established with the understanding that individuals are suffering in this economy and the likelihood of making timely mortgage payments should be an option. Keep in mind, they do have regulations that one must follow in order to receive the help they offer. If you take the opportunity to lower your interest rate you will have that rate increased over the years and you will find yourself paying off what is called a balloon payment at the end of your loan. Many times the loan amount owed is quite costly.
Also, extendingthe time of your mortgage may have you making payments a little longer than you expected, and the bank may investigate to guarantee that you will be stable enough in the future to continue making your payments and repay the past due amounts at the end of your loan. The lender will go through many tasks to take care of their company before you. These lenders want to be sure that they benefit from this process just as much as you. It is an unbelievable opportunity to work towards saving your home. Foreclosure is not only devastating, but it can be blatant embarrassing for many. If you can take the time to proceed with a loan modification, you will be pleased with the results and still have your prized home.
Loan modifications can help save your home from foreclosure. Lowering your payments or taking a break from a few payments may be just what you need to gain control of your finances. This is what the loan modification process is all about. Lowering your rate may help you gain control once again and the end payment may not be such a big deal with all of your bills caught up. At any rate, foreclosures can be helped with a loan modification.

I used to work for a mortgage servicer in the loss mitigation department for 2 years. I now work for an attorney that does loan mods. I will be very honest, if you want the best results hire an attorney and make sure you can speak with him or her directly. Feldman, Francen or Mcfarlin are the only ones I would work with. Believe me, I know!

I went through hell and back trying to work with Chase bank. They tell you they will help and you don't need a 3rd party and you can go it alone. They are liars! All the banks want is for you to go up agaiinst them alone. I started with the Feldman Law Center in January 09 and in May 09 my interest rate was dropped to 2% and ALL my past due fees went away. I had to pay them $3500 but saved that the first month. I would highly recomend Feldman. They have saved homes for 3 of my co-workers being we all had a 15% pay cut. Feldman has my vote and I would not believe all the BS on the internet.
Thank you Mr. Feldman,Walter and Lily. My wife and I owe you our life!

If you are really looking at losing your home to foreclosure then hire an attorney to do your loan modification. Do not use a mod firm.

This article can actually offer you an insight on the process of loan modification and tips that will better help you as a homeowner save your home from the risk of a foreclosure.
Loan Modification Advice
First and foremost, it is important to determine if you are eligible for a loan modification. This requires writing a letter of hardship explaining to the lender what exactly the reason is for your late payments and the fact that you are unable to pay your mortgage. Doing a loan modification on your own requires more than just advice. Becoming educated about the process is more important. This is perhaps a good reason to hire a professional loan modification company to take part in the process. They will handle everything for you, while educating you in the progression. There is a fee charged for hiring these companies, but in turn your mortgage payment can be lowered quite a bit and professionals can even find things in your original loan papers that may prove that the lender may have broken the law during your original mortgage signing.
If you do choose to take the big leap of the loan modification process on your own, you must first contact the lender and they will lead you to the correct department, normally the loss mitigation department. You may not want to directly say that you are in the process foreclosure. We do not want the lender to think your situation is not worth their time before hearing you out. Always document anything relating to the loan modification process, every phone call and any other information you may receive during the process must be documented. Always discuss every option available with your lender, so that you may come up with the best alternative for you. It is true you will save money going directly through your lender and let’s face it, you are struggling already trying to make your payments, but professional assistance can help immensely.
No matter what direction you decide to take, loan modificationwill be what determines the amount of time you have in your home. If you are eligible you should act as soon as possible.
